National mortgage rates were mostly higher than a week ago, according to data compiled by Rates for 30-year fixed, 15-year fixed and jumbo loans increased, while 5/1 ARM rates remained the same.
Mortgage rates have been on a wild ride lately as the Federal Reserve attacks inflation, with the 30-year fixed rate now crossing the unthinkable threshold of 7 percent.
Mortgage Rates Rise Sharply As Squeeze Tightens
“The speed at which mortgage rates have risen in recent months has been whiplash-inducing, and the cumulative effect — from close to 3 percent at the start of the year to close to 7 percent now — seemed ridiculously improbable at the beginning of the year,” says Greg. McBride, chief financial analyst for “Inflation running at a 40-year high will do that.”
The central bank raised rates again at its November meeting – but what’s next is a toss-up. Some expect a further hike in mortgage rates, perhaps hitting 8 percent, while others say the latest Fed hikes have already been phased out and rates should remain steady. Others see the Fed withdrawing at the end of the year.
These rates are averages based on the assumptions indicated here. Actual rates available on the website may vary. This story is reviewed by Suzanne De Vita. All rates are correct as of Monday, December 12, 2022 at 7:30 am.
“Too often, some homeowners take the path of least resistance when looking for a mortgage because the home buying process can be stressful, complicated and time-consuming,” says senior financial analyst Mark Hamrick. “But when we talk about the potential to save a lot of money, finding the best deal on a mortgage has the best return on investment. Why leave that money on the table when everything is a little more effort to shop around. For the best rate , or the lowest cost, About a mortgage?”

The average rate on a 5/1 adjustable rate mortgage is 5.48 percent, unchanged from the same time last week.
Adjustable rate mortgages, or ARMs, are mortgage loans that come with a floating interest rate. To put it another way, the interest rate can change periodically during the life of the loan, unlike fixed rate mortgages. These loan types are best for those who are waiting to refinance or sell before their first or second adjustment. When the loan is adjusted first, and then the rates can be very high.
While borrowers retreated from ARMs during the days of the ultra-low rate epidemic, this type of loan has made a comeback as mortgage rates have risen.
Monthly payments on a 5/1 ARM at 5.48 percent will cost about $567 for every $100,000 borrowed for the first five years, but can rise to hundreds of dollars later, depending on the terms of the loan.
